WÖHR + BAUER has secured two new tenants for the H33 revitalization project in Stuttgart’s Hospitalviertel. Reformer Pilates studio YTTP and Modern Bodywork studio Soulhouse will occupy around 280 sqm and 350 sqm respectively on the ground floor. The opening is planned for the first quarter of 2027. This means the entire ground floor has been let.
“With Soulhouse and YTTP, we are creating a genuine lifestyle factor for the entire neighborhood. Vibrant ground-floor areas and office properties that offer more than just a workplace are becoming increasingly important for modern urban locations. That is exactly what H33 stands for,” says Sven Kübler, Head of Leasing Management at WÖHR + BAUER. The two companies were leased space in cooperation with Miriam Reinauer from Colliers.
New fitness and wellness offerings for the Hospitalviertel
With YTTP and Soulhouse, two modern fitness and Modern Bodywork concepts are moving into H33, expanding the range of opportunities for exercise, training and regeneration in Stuttgart’s Hospitalviertel. Both concepts benefit from the central location: YTTP and Soulhouse will reach employees, residents and visitors in the heart of Stuttgart’s city center.
YTTP (Your Transformation to Power) is opening a studio in the Hospitalviertel focused on Reformer Pilates. The training concept combines Pilates with elements of strength training and yoga and is aimed at both beginners and experienced athletes. The focus is on strength and flexibility as well as group training and the community aspect. With the new studio, YTTP is bringing its growing fitness concept to a central location in the heart of Stuttgart.
The demand for YTTP reflects a clear industry trend: According to booking platform ClassPass’s Look Back Report 2025, Pilates was the most booked form of training worldwide for the third consecutive year, with bookings up 66 percent compared with the previous year. Reformer Pilates saw the strongest growth, increasing by 71 percent. In 2025 alone, ClassPass recorded more than 15 million Pilates reservations and over 27 million searches for the term Pilates. With the new studio in the Hospitalviertel, YTTP is responding to this demand and strategically continuing to expand its Reformer Pilates offering in Germany.
“Stuttgart is an important step in our nationwide expansion. Demand for Reformer Pilates is growing as quickly as for hardly any other training format; we see this in our existing studios as well as in the industry’s current figures. At Hospitalstraße 33, owned by WÖHR + BAUER, we have found a location right in the center of Stuttgart that suits our concept and allows us to inspire even more people in Stuttgart to take up Reformer Pilates,” says Jan Graffelder, Managing Director and Head of Expansion at YTTP.
Soulhouse is creating a venue for premium Modern Bodywork at H33. Its offering combines massage, assisted stretching and facework under one roof. All treatments are individually tailored to each person’s body and performed by employed, certified experts. In this way, the company is professionalizing a previously highly fragmented market that was long characterized by individual providers and inconsistent quality. This is despite the fact that around 20 billion euros are spent on wellness massages in Europe every year alone. Soulhouse is closing this gap with its own category: Modern Bodywork as a natural part of an active lifestyle, in which self-care is not a rare break but a fixed part of the calendar.
“We are building the first European brand for Modern Bodywork. Our vision is to make our offering so reliable and accessible that it becomes a natural part of everyday life. Soulhouse studios should be as close in every major German city as people’s favorite café, and the regular self-care appointment should be as normal as a visit to the gym. After Hamburg, Berlin, Düsseldorf and Munich, Stuttgart is the next logical step. We are taking our studios to where people live and work. Hospitalstraße 33, owned by WÖHR + BAUER, is exactly the right location for this,” says Benjamin Schroeter, Founder and CEO of Soulhouse.
Hospitalstraße 33 provides YTTP and Soulhouse with a central location in the heart of the Hospitalviertel – surrounded by offices, apartments, retail and restaurants, and just a few minutes from Stuttgart city center and the highly popular west of Stuttgart. At the same time, employees at H33 benefit from fitness and regeneration offerings directly in the building, while the Hospitalviertel gains two new destinations. It is a match from which tenants, neighbors and visitors benefit equally.
Modern working environments in the heart of Stuttgart
H33 offers a total of around 4,300 square meters of flexible office, law firm and service spaces in a central city-center location. Additional attractive rental units of around 640 square meters and up are currently still available, enabling a range of usage concepts – from classic office structures to modern open-space working environments.
H33 combines modern space quality with an urban location in Stuttgart’s popular Hospitalviertel. Generous window areas, openable elements, as well as balconies and terraces for all units create a high-quality working environment with plenty of daylight and a high quality of stay. With YTTP and Soulhouse, fitness and regeneration offerings are now coming directly into the building. This is complemented by Stuttgart city center’s diverse infrastructure and excellent public transport connections.
Resource-efficient transformation with a focus on the future
For the revitalization, WÖHR + BAUER is deliberately focusing on preserving the existing building structure instead of constructing an entirely new building. This has enabled significant amounts of CO₂ to be saved and valuable resources to be conserved. In addition, the building was comprehensively modernized for energy efficiency and enhanced with sustainable elements such as a green rooftop terrace.
LEED Gold certification is being sought for H33. Compliance with the EU Taxonomy in accordance with DGNB standards is also being assessed.
