Initial situation
The ageing office building opposite the synagogue in the centre of Stuttgart's old town is in desperate need of renovation. Its appearance is detrimental to the overall appearance of the square.
The concept

The concept
After being completely gutted, Hospitalstrasse will be fundamentally and sustainably revitalised and extended. With a high-quality aluminium and glass façade and lively ground floor zones, it is also part of a high-quality urban redevelopment with a car-free neighbourhood square in the heart of Stuttgart.
As part of the refurbishment of the building, the forecourt of the synagogue will be redesigned in collaboration with the Jewish community. This will significantly improve the quality of the public space between the building and the synagogue.
The renovation and redesign of the building will also improve the much-needed security of the property. The street area will only be accessible on foot, ensuring a high level of safety for children and schoolchildren.
The result
In addition to the core refurbishment up to the third floor, the roof was removed and replaced with a lighter and more environmentally friendly roof structure with a green roof terrace. This saved over 7,000 tonnes of CO₂ compared to a new building.
Sustainable office, law firm and practice space with green balconies and terraces will be ready for occupancy in 2024. Leasing of the attractive space has started - the whole building or parts of it, starting at 340 square metres, can be leased on a long-term basis.
Thanks to the interplay between the municipality, property developer and the public sector, this part of the Hospital district will emerge from the shadows and become an urban building block with its own character and quality.’
