W11: New tenant

New lease agreement for 7.100 sqm with software company

  • A software company from the automotive sector leases approximately 7.100 sqm in W11 at the Wissenscampus in Stuttgart-Weilimdorf
  • With an occupancy rate of approximately 93%, W11 is almost fully leased – only a few remaining spaces are available
  • The Wissenscampus was awarded the ImmobilienAward Stuttgart Metropolitan Region in the “Office” category in November 2025

A long-term lease agreement for approximately 7.100 sqm was concluded in the W11 office building at the Wissenscampus. The tenant is a software company from the automotive sector. With this lease, the office building, which has a total of approximately 43,000 sqm of lettable space, is 93% occupied – and therefore almost fully leased. The real estate consultancy Colliers acted as intermediary.

Tenants of the property at Weissacher Straße 11 include established companies such as the public administration IT service provider Komm.ONE, AIG Planungs- und Ingenieurgesellschaft mbH and the IT security service provider Medialine Security GmbH.

“Despite generally subdued demand in the office market, we continue to see a very strong response at the Wissenscampus. The qualified demand at the Wissenscampus confirms our concept of modern, sustainable and flexibly usable working environments,” says Sven Kübler, Head of WÖHR + BAUER’s Stuttgart office. “With W11, we offer an environment that is optimally tailored to the working world of tomorrow – and tenants appreciate it. We are almost fully leased.” The building is also ideal for consolidating the new tenant’s site functions in one building. “The decisive factors were the strategic location on the A81, the excellent public transport connections and the numerous services available on site – from the campus restaurant to the modern conference center.”

The Wissenscampus – architecture, sustainability and work quality combined
In November 2025, the Wissenscampus was awarded the ImmobilienAward Stuttgart Metropolitan Region by the Stuttgart Real Estate Association (IWS) in the “Office” category – recognition for the innovative and sustainable overall concept of the district.

The district comprises three office buildings (W9, W11, W15), a parking garage and additional visitor parking spaces. It is characterized by modern working environments, spacious conference and lounge areas, an attractive campus restaurant and park-like green spaces.
