The completely vacant building in Eschborn near Frankfurt am Main, directly opposite Deutsche Börse AG, was acquired in 2018 together with the Mergenthaler Connects office properties, which have since been successfully revitalised and sold.
Eschborn has undergone outstanding development over the last 20 years, rewarded by major corporate relocations such as SAP and LG. Significant improvements to the infrastructure and the upgrading of public spaces have noticeably increased its attractiveness. MERGENTHALER's aim is to reinforce this positive development with innovative working and living environments and good architecture. This includes the goal of designing architecture that fits organically into the environment and encourages businesses to locate here because of its high quality.
Revitalisation instead of new construction: Through the intelligent reuse of the existing building shell, combined with a clever extension and the integration of state-of-the-art technology, WÖHR + BAUER has not only created one of the most attractive and resource-conserving office buildings in a prime location directly opposite the German Stock Exchange, but also a prime example of how the highest standards of new construction can be achieved through intelligent conversion. Not only are we setting new standards for the office of the future, we are also promoting a rethink across an entire industry.
The building was completely gutted and a new, energy-efficient façade was constructed. At the same time, the energy balance of MERGENTHALER was improved by a specially designed extension, which also adapts the layout of the future office space to modern requirements. Compared to a new building, 42% less CO₂ emissions are generated during construction. Thanks to the use of renewable energy, the final energy demand of the MERGENTHALER is around 68% lower than the reference value for new buildings.
Geothermal energy is an important pillar of the renewable energy supply: 45 geothermal probes, each 100 metres deep, have been laid into the ground over a total length of 4,500 metres to heat and cool the building. Other energy sources include a 300 square metre photovoltaic system on the roof terrace and the use of green electricity. This means that the MERGENTHALER uses no fossil fuels at all.
The MERGENTHALER is a truly pioneering project - also in terms of the demands placed on the working environment. With flexible floor plans, attractive communal areas and a large roof terrace of over 1000 square metres, everything that makes up the office of the future has been tackled here.
New accents and an innovative use concept will attract tenants who value sustainability and high design standards. The office space will be ready for occupancy from 2025.
