Initial situation

Until 2020, paints and coatings were produced at AkzoNobel's traditional production site in Stuttgart Feuerbach. However, following a relocation of production, around two-thirds of the existing space was vacant.

The concept

WÖHR + BAUER is transforming the business park from an industrial wasteland into a vibrant high-tech campus with offices and space for modern laboratory operations and production facilities, including Industry 4.0, as well as for research and development. The project also includes the integration of AkzoNobel's remaining space and uses into the new business park. Construction will take place in two phases, allowing the workforce to remain on site without the need for temporary accommodation.  

A future-proof, modern industrial and office campus will be created on the former industrial site with a total gross floor area of approximately 28,000 m² in various units and types of use. The hybrid ensemble allows for a variety of uses, including research, development, production and offices, especially for industrial companies, and therefore offers a great deal of flexibility and space for creative exchange and new ideas. 

The high quality of stay that WÖHR + BAUER offers for these commercial spaces with green inner courtyards, terraces, roofs and traffic-calmed thoroughfares creates a special added value for the users of the property and also for the surrounding area. 

The café and restaurant with open spaces make the courtyard an image-defining platform for innovative companies that want a flexible, healthy and inspiring working environment for their employees.  

A sustainable energy concept with district heating and photovoltaics will significantly reduce operating costs and lay the foundation for the desired LEED Gold certification or other recognised certification.
