When WÖHR + BAUER acquired the property, it was showing its age and had a considerable modernisation backlog, making it very difficult to re-let.

The concept

The concept

A sustainable revitalisation and repositioning was to be implemented with a modern design concept and, above all, contemporary technical standards. The outdoor facilities will also be significantly upgraded. The concept includes the realisation of an attractive price-performance ratio for future tenants.

The result

Long-term satisfied tenants are the best guarantee of a successful building concept. The following management services have been successfully implemented and nominated for the imAward 2024:

  • Refurbishment and modernisation:
    Investments were made to create an attractive office beach location, e.g. through a new business centre, modernisation of the outdoor facilities, staircases, underground car park and refurbishment of the roofs.
  • Sustainable regeneration:
    Sustainability has been certified with a BREEAM 'very good' for existing properties in 2022. Water and energy consumption and waste generation were analysed.
  • New branding and smart wayfinding:
    A significant upgrade was achieved through a design concept for branding and intelligent wayfinding for office users.
  • Creative office layouts for the latest New Work requirements:
    The special geometry of the building, with its octahedrons, called for creative design ideas to meet the latest requirements.  
  • Modern design and high quality furnishings:
    With WÖHR + BAUER's Design-Your-Own concept, tenants can easily configure different design and furnishing lines. These can be experienced in a marketing suite. 
  • Enhancing the quality of stay:
    A wide range of new services, digitalisation, attractive terraces and outdoor areas create comfort for employees.

With its ideal location between the airport and Munich city centre, DOCKS Ismaning offers its tenants a low trade tax rate of 330 and short distances in all directions. The 360° panorama shows virtual highlights of the connections, surroundings and infrastructure.
