Dr. Tim Malonn, a long-standing member of the management team of WÖHR + BAUER, is the responsible managing director of the company for the Berlin Neulichterfelde district. The management team is being strengthened by Alexander Klonz and Felix Roeck as authorized signatories.
Felix Roeck has been working in WÖHR + BAUER’s investment and transaction division for more than six years. In this role, he has in-depth knowledge of the acquisition, structuring and development of real estate projects as well as the company’s investment processes. Alexander Klonz has many years of experience in the implementation of large residential districts and most recently served as managing director at Berlin-based project developer Groth Gruppe for seven years. Since May 2026, he has been responsible at WÖHR + BAUER Wohnen GmbH in Berlin, as head of the technical department, for the development and implementation of the Neulichterfelde residential district together with his team. Residential development is WÖHR + BAUER’s long-term area of future growth
With WÖHR + BAUER Wohnen GmbH, the WÖHR + BAUER Group is establishing clear responsibilities for a business area that is set to continue growing in the coming years. The foundation is the Neulichterfelde residential district: Together with degewo, WÖHR + BAUER is driving forward the realization of one of Berlin’s largest new urban districts there. In the future, WÖHR + BAUER Wohnen GmbH is to develop and realize further residential projects and districts – not only as an investor, but also as an operational partner and service developer for third parties.
“Residential development is a long-term area of future growth for WÖHR + BAUER. With Neulichterfelde, we have a strong initial project, an experienced team and extensive implementation expertise. We are pooling this strength in a dedicated company and intend to use it specifically for further residential projects,” explains Wolfgang Roeck, Managing Director (CEO) and shareholder of WÖHR + BAUER.
Dr. Tim Malonn, Managing Director of WÖHR + BAUER Wohnen GmbH, adds: “Large-scale residential developments must be convincing not only conceptually, architecturally and technically. Above all, they must also be economically viable. That is precisely where we come in: with early cost and planning management, viable investment structures and short decision-making paths. Felix Roeck contributes sound experience in the areas of investment, transactions, controlling and management. Alexander Klonz contributes many years of experience in implementing large residential districts and comprehensive knowledge of the Berlin market. The granting of signatory authority creates the conditions for us to assume responsibility quickly and close to the projects.”
More housing through efficient planning and cost-effective construction
The persistent shortage of affordable housing in many cities remains one of the key challenges in Germany. At the same time, high construction costs, complex development and planning processes, as well as demanding financing conditions, make it more difficult to realize new residential projects. WÖHR + BAUER intends to deploy its expertise in structuring investments and optimizing planning and construction in a targeted manner in order to make large districts and residential projects economically viable and thereby enable the creation of additional housing.
