Stadtsparkasse Augsburg is setting the course for the future and planning the comprehensive modernization of its headquarters in the heart of Augsburg city center. We have been commissioned to develop and
implement the project. Completion of the project, planned in several construction phases, is scheduled for 2033.
The ensemble, which dates predominantly from the 1960s and 1970s – including the distinctive corner building “Kaiserhof” – is to be gradually adapted to future requirements. In doing so, Stadtsparkasse is responding to changing requirements regarding sustainability, customer service and modern working environments, while creating the basis for the future-oriented further development of its traditional headquarters. The aim is to create a place that fosters identity for customers, employees and the urban community.
Responsibility for Augsburg – today and in the future
The commission does not mark the immediate start of construction work. Stadtsparkasse is relying on a dialogue-oriented, step-by-step development approach – in close consultation with the City of Augsburg, the neighborhood, existing tenants and other relevant stakeholders. The aim is to create an urban development and architectural concept that integrates sensitively into the established surroundings while setting new impulses for the city center. “For more than 200 years, Stadtsparkasse Augsburg has been closely connected with the development of our city
. This responsibility also shapes this project. We want to sustainably develop our headquarters and create a place that meets the requirements of our customers, our employees and the city center equally. In doing so, we are deliberately relying on a step-by-step development process,” says Sandra Peetz-Rauch, Chair of the Board of Stadtsparkasse Augsburg. “With WÖHR + BAUER, we have found the right partner. We value their reliability and urban development expertise.”
Particular attention is being paid to transparent information about the key milestones and on-site customer service throughout the entire development and construction phase. “By the end of 2027 at the latest, we want to have developed the basis for the development of the site, which we will then be pleased to present,” explains Sandra Peetz-Rauch.
Mandate with a long-term focus
The aim is to realize a project that meets both the quality standards of the client and the expectations of the public. The commission launches a comprehensive service development mandate that places high demands on management, quality and reliability.
“Projects like these require more than classic project development: they require reliability, confidence in implementation, clear processes and an outcome that delivers lasting value – functionally, economically and socially,” says Dr. Tim Malonn, member of the management team at WÖHR + BAUER. “The trust placed in us by Stadtsparkasse Augsburg is both an incentive and an obligation.”
Partner for demanding urban development
With our expertise in complex inner-city locations, we look forward to taking responsibility for development and implementation. “We are very much looking forward to this special project and to working with Stadtsparkasse Augsburg. It is an exemplary illustration of what good urban development must achieve today: listening, understanding and thinking ahead responsibly,” adds Oliver Vogt, Managing Director of WÖHR + BAUER. “Together with Stadtsparkasse, we are creating a place that integrates into the city while setting new impulses – precisely planned, designed with sustainability in mind and with an eye to future generations. We will contribute our experience in urban regeneration and demanding transformation projects in a targeted manner.”
Experience in transformation and sustainable urban and neighborhood development
WÖHR + BAUER has extensive experience in developing complex projects at demanding inner-city locations – particularly where existing structures, transformation and new usage requirements come together.
With OPTINEO in Munich’s Werksviertel district, the company demonstrates how the cooperative transformation of a former industrial site into an urban district can succeed – recognized, among other distinctions, with the Urban Development Award. The mixed-use FALCKENBERG ENSEMBLE in Munich is also an exemplary demonstration of WÖHR + BAUER’s expertise in the high-quality urban regeneration of a previously monofunctional site. Most recently, the company also announced that it would develop a significant residential district in Berlin together with the municipal housing company degewo – another project that underscores the company’s expertise in large-scale, cooperative developments.
With the redesign of its headquarters, Stadtsparkasse Augsburg is combining its long tradition with a clear vision for the future and assuming responsibility as an active contributor to the development of the city of Augsburg.
