  • LGT Bank AG, German branch, secures the entire first floor of the eastern building section in the FALCKENBERG ENSEMBLE on Hildegardstraße with a long-term lease
  • Full occupancy of the office space achieved one year before completion

Approximately 1,000 sqm of office space in the eastern building section of the FALCKENBERG ENSEMBLE on Hildegardstraße and Hochbrückenstraße has now been leased long-term to LGT Bank AG from Liechtenstein. The private bank is relocating its Munich branch, its German headquarters, to the new ensemble in Munich’s Old Town. Cushman & Wakefield facilitated the lease transaction. This means that the office space in the FALCKENBERG ENSEMBLE is already fully let one year ahead of the completion scheduled for 2027.

Developed by WÖHR + BAUER, the ensemble consists of two urban buildings and combines high-quality office, residential, hospitality and retail space with the sustainable urban enhancement of the neighborhood. New pedestrian connections and attractive areas for people to spend time create a vibrant inner-city environment with a high quality of stay.

The two seven- and five-storey urban buildings comprise approximately 14,200 sqm of floor space with outdoor areas in the immediate vicinity of Maximilianstraße. Other office tenants in the property include the international law firm Milbank LLP and the international executive search firm Russell Reynolds Associates.

“Our FALCKENBERG ENSEMBLE combines an irreplaceable location in the heart of Munich with first-class, modern office space,” explains Oliver Vogt, Managing Director of WÖHR + BAUER GmbH. “We are very pleased to have won LGT Bank AG as another renowned tenant and to have fully let the office space well ahead of completion.”

Location for private banking in a central city-center location
LGT is an internationally leading private bank owned by the Princely Family of Liechtenstein. It offers private investors comprehensive investment solutions and specializes in advising families with significant assets and entrepreneurs. The location in the Munich economic region ensures that LGT can provide personal support to its clients in the German market in all key regions.

“In addition to the central location in Munich’s city center, the quality of the space, the sustainable concept and the project’s long-term perspective were particularly decisive for our choice of location. The FALCKENBERG ENSEMBLE offers us a high-quality environment for the professional support of our clients and is also an attractive workplace for our employees,” explains Dr. Florian Dürselen, Head of Private Banking at LGT Bank AG.

Aspects such as long-term usability and sustainability, which played an important role for the private bank in selecting the property, are confirmed by the LEED Gold certification being sought for the FALCKENBERG ENSEMBLE; the building’s high level of digital connectivity has already been awarded WiredScore “Platinum”.

Historic urban restoration
The FALCKENBERG ENSEMBLE represents an important building block in the high-quality development of Munich’s city center. The project is exemplary of the combination of modern urban development, architectural quality and sustainable neighborhood development.

From the outset, WÖHR + BAUER’s redevelopment concept considered the design of the entire Graggenau neighborhood together with the adjacent streets and squares. A new passage is being created between the two urban buildings, ending at its southern end in a traffic-calmed square with a green area. The historic connection between Maximilianstraße and Tal that has thus been restored is regarded as a successful example of urban restoration.

The mixed-use urban buildings were designed in close collaboration between the architects at Hild und K and the landscape architects at Uniola GmbH. With a modern interpretation of a timelessly classic formal language, the architecture consciously integrates into the historic structure of Munich’s Old Town while interpreting it in a contemporary way. High-quality materials, generous and flexible space concepts and distinctive façade details create a future-oriented working and living environment.
