WÖHR + BAUER: 2025 in Review
Further projects and robust office leasing volume in 2025
- Over EUR 300 million in project volume successfully (re)financed
- Robust leasing performance of approximately 15,000 sqm across all locations
- Construction started on a modern office and commercial quarter at Frankfurter Ring with more than 31,000 sqm without further pre-lettings
- Service Development segment continues on a growth trajectory
In 2025, we consistently advanced our new-build and value-add projects and held our own well in a still challenging market environment with robust leasing performance, the start of construction on a large-volume project without further pre-lettings, and a stable financing base.
Last year, WÖHR + BAUER concluded leases for around 15,000 sqm of office space. In addition, around 13,000 sqm of office space was handed over to tenants. “Our high-quality office developments remain in demand even in suburban locations,” emphasizes Wolfgang Roeck, shareholder and Managing Director of WÖHR + BAUER. The MERGENTHALER revitalization project in Eschborn is a prime example, with outdoor equipment manufacturer Jack Wolfskin set to use it as its new German headquarters from 2026. Around 6,000 sqm, or approximately 56% of the office space, has already been leased. In addition, the Frankfurt repositioning property NEXUM, which is now fully leased, was handed over to its users as scheduled. The WISSENSCAMPUS in Stuttgart-Weilimdorf is also developing very positively: With another lease for 7,100 sqm of office space, building W11 has reached a leasing rate of around 93%.
“Our leasing successes confirm our high quality, especially in times of countercyclical action,” says Oliver Vogt, Managing Director of WÖHR + BAUER. “While many market participants hesitated, we continued planning and building and initiated new projects. This is paying off: Companies are looking for high-quality, well-connected space that is available at short notice – exactly this is what we can provide.”
New project in Munich counters stagnation in the real estate market
With an office and commercial quarter spanning around 31,000 sqm, WÖHR + BAUER is sending a strong signal for future-oriented urban development at Munich’s Frankfurter Ring. The ambitious project is being developed in two construction phases. Plans include state-of-the-art office space meeting the Efficiency Building 40 standard, one of the most demanding sustainability levels for new construction.
“With new working environments at Frankfurter Ring, we are supporting the transformation processes that shape companies today and in the future,” says Oliver Vogt. “In an era of economic uncertainty, technological upheaval and profound change, innovation emerges where people come together with full motivation, interact creatively and live a culture of cooperation. This is precisely the standard we are pursuing with our quarter.”
A large-scale photovoltaic system, district heating supply and high-quality outdoor and amenity areas ensure a sustainable energy and utilization concept. The offering is complemented by modern service and lifestyle amenities. Completion of the first construction phase is scheduled for the end of 2027.
Confidence of financing partners
The financing of the large-volume office and commercial quarter at Frankfurter Ring is being provided by a banking consortium led by Stadtsparkasse München. Contrary to current market trends, the financing was secured without additional pre-lettings.
Overall, in 2025 WÖHR + BAUER structured and refinanced a project volume of more than EUR 300 million. This underscores the high level of confidence that financing partners have in WÖHR + BAUER and its projects.
Service Development continues on a growth trajectory
The Asset Management and Service Development business for third parties, such as institutional investors and family offices, including in the area of revitalizing existing properties, also developed positively. “The MERGENTHALER project shows that high-quality revitalized existing properties can compete with new buildings in terms of quality, comfort and sustainability – and can even surpass them in some respects,” explains Dr. Tim Malonn, Managing Director of WÖHR + BAUER Asset Management. Through complete gutting, energy optimization and modern building technology, the final energy demand at MERGENTHALER is around 68% below the reference value for new buildings, while approximately 42% less CO₂ emissions were generated during construction compared with a new building.
“We have also been offering our expertise to third parties since the year before last. Our new Service Development business for third parties is well received by the market. Investors need solutions to the challenges arising from rising vacancies, changing user behavior and the handling of older building stock. We have answers,” adds Wolfgang Roeck. “The quality and awards received by our own projects are the best proof of this.”
The WISSENSCAMPUS Stuttgart-Weilimdorf developed by WÖHR + BAUER received the ImmobilienAward Metropolregion Stuttgart in the “Office” category in 2025. The W9, W11 and W15 projects of the WISSENSCAMPUS, completed between 2018 and 2025, impressed the jury of Immobilienwirtschaft Stuttgart e. V. (IWS) with their utilization concept, urban development quality and high energy efficiency.
Important source of momentum
Last year, WÖHR + BAUER expanded its advisory board, which serves as an important source of momentum for the company’s further development. Klaus Kirchberger was appointed Chairman of the Advisory Board. He has held leading positions in the real estate sector, most recently as Chairman of the Management Board of OFB project development, the real estate subsidiary of Helaba AG. In addition, Ralf Fleischer, former CEO of Stadtsparkasse München, has joined the Advisory Board of WÖHR + BAUER. With Arwed Fischer, former CFO of Patrizia AG, additional expertise is available.
Furthermore, WÖHR + BAUER Managing Director Oliver Vogt was elected Spokesperson of the Board of the Southern Region of the Zentraler Immobilien Ausschuss e. V. (ZIA). In this role, he contributes his many years of practical and management experience to the association’s work. “A strong network and open exchange are crucial in this market phase,” says Vogt. “My commitment to the ZIA reflects our aspiration to assume responsibility, share knowledge and actively help shape the real estate industry.”
More housing through efficient planning and cost-effective construction
The persistent shortage of affordable housing in many cities remains one of the key challenges in Germany. High construction costs as well as demanding investor and financing requirements mean that the various specifications can rarely be reconciled, and consequently the private sector can hardly realize residential projects.
“Although housing is urgently needed, only a few projects get off the ground. With our expertise in structuring investments and optimizing planning and construction, we want to help bring these opposing factors back together in order to enable more residential projects,” concludes Wolfgang Roeck.
