FRANKFURTER RING 71: Shell construction and leasing launch of ON
Construction and leasing of the modern „ON Munich“ office and commercial district begins
The shell construction work for the southern section of the office and commercial district at Frankfurter Ring 71 has begun. Built to the Efficiency Building 40 standard, a total of around 31,300 sqm of floor space is being created here in two construction phases.
The construction and services company GOLDBECK is responsible for the construction using a systematic building method, ensuring rapid construction progress and completion as early as the fourth quarter of 2027 – while maintaining a commitment to identity-defining architecture and a high level of quality and sustainability. “At Frankfurter Ring, too, our tenants can rely on the Made by WÖHR + BAUER seal of quality: We develop and build. We complete projects on time. And, as usual, we stand for quality,” says Oliver Vogt, Managing Director at WÖHR + BAUER. The project was financed without conditions requiring further pre-lettings.
Speed as a decisive factor in the office market
The development is specifically responding to changing requirements in the office market. Today, demand is not only for high-quality space, but above all for planning certainty and short-term availability.
“The economy is undergoing profound change. Companies must adapt to increasingly dynamic conditions. To remain successful in the long term, closer and more effective collaboration among employees is crucial. This works best in spaces that encourage exchange, enable creative collaboration and foster innovation. High-quality, inspiring spaces with hotel-level services provide the basis for this. At the same time, expectations regarding speed are rising: Companies do not want to move their teams into new working environments only in a few years’ time, but as soon as possible. Time-to-market is thus becoming a central success factor,” explains Oliver Vogt. “Our commitment to construction and location quality remains unchanged at a high level. With GOLDBECK, we have a partner that combines quality and speed of implementation in a convincing way.”
Leasing launch under the ON brand – Office, Showroom, Makerspace
Leasing of the space under the new ON brand – Office, Showroom, Makerspace – begins in parallel with construction. ON stands for future-oriented working environments that actively support companies in transformation processes – with flexibly usable office space, collaborative areas and spatial concepts that specifically promote exchange and networking and noticeably enrich everyday working life.
Flexible spaces and attractive services
ON by WÖHR + BAUER offers office and commercial spaces that support modern activity-based ways of working and are optimally accessible – the underground railway is less than a five-minute walk away, while the bus stop and the Oberhofer cycle path are directly in front of the building. The concept is complemented by a high quality of stay, representative entrance areas, spacious communal zones and carefully curated services specifically tailored to the needs of modern companies and their employees. These include, for example, a barista and food bar, a regular bicycle repair service, spacious bicycle rooms on the ground floor, space for cargo bikes, as well as high-quality shower and changing areas. In the second construction phase, this innovative concept will be complemented by modern makerspaces and a large-scale restaurant with outdoor seating.
“Our ON provides exactly the spaces that innovative companies are looking for: inspiring, excellently connected and at solid rental rates. The Frankfurter Ring area in particular is still underserved when it comes to good, modern offices,” explains Sven Kübler, Head of Leasing Management at WÖHR + BAUER. With the project at Frankfurter Ring 71, WÖHR + BAUER is making a further contribution to the transformation of the location and the development of future-proof working environments in northern Munich – realised quickly, implemented to a high standard and independently of pre-letting quotas.
