Initial situation

Vibrant, creative and historic: the Werksviertel in the east of Munich is currently one of the most exciting and diverse areas of the city. The location offers the best conditions for the development of an exceptional property: with its identity-forming architecture on the former site of the Optimol oil works, OPTINEO captures both history and the future.

Since the 1940s, the Friedenstrasse site has been home to globally successful companies such as Pfanni and Optimol-Ölwerke. After the production facilities were relocated, the area was transformed into a vibrant nightlife centre. For almost 20 years, Kunstpark-Ost, later Kultfabrik, and the Optimol site were considered the largest nightlife and cultural district in Europe. Today, the Werksviertel comprises a 39-hectare site where a new, modern, vibrant and sustainable district is being created. In addition to offices and restaurants, there are hotels and retail outlets. The new district also offers cultural life and attractions such as the Umadum Ferris Wheel. The area's rich history and courage to embrace change will continue to be felt in the future.

The owners, the Maltz family, were looking for a partner for the joint development of the former Optimol factory site and chose WÖHR + BAUER. The two partners will work closely together to maintain the property in the long term.

The concept

The concept

A trendy neighbourhood for living and working - the exciting architecture and contemporary mixed use of buildings and public spaces make Munich's Werksviertel the neighbourhood of the future. The 39-hectare site at Munich's Ostbahnhof railway station will provide space for a modern, diverse mix of uses: apartments, offices, a concert hall, hotels and restaurants will be complemented by a well-designed social infrastructure and a wide range of leisure facilities. The result is a meeting place for everyone, with a high quality of life and plenty of room for creative ideas.

The name of the complex reflects the history of the site where Optimol-Ölwerke once became the world leader in high-performance lubricants. Comprising the Latin word 'optimum' and the ancient Greek word 'néos' (new, fresh - but also unusual and revolutionary), OPTINEO stands for the interplay between history and the future.

In collaboration with the owner family Maltz, an exceptional office location has been created directly on the central square of the neighbourhood. The flowing façade designed by Nieto Sobejano Arquitectos, the green roof terrace and the open communication areas are inspiring and invite people to stay and network. The design is also impressive for its urban concept, which extends the central square of the Werksviertel to the west with an open courtyard: an architectural landmark for Munich's Werksviertel.

The result

To create a living space that encourages courage, creativity and the spirit of innovation: This was the main objective of the Spanish architects Nieto Sobejano. Their expertise, which they have already demonstrated in Munich with the Royal Court and the renovation of the State Archaeological Collection, was also evident in the designs for OPTINEO in Munich's Werksviertel.

Particularly noteworthy is the fluid design language which, together with the green roof terraces, the light-reflecting facades and the 65-metre-high tower, gives Munich's Werksviertel a new look and radiance beyond the city. 17 storeys, 420 parking spaces and a forward-looking sustainability concept offer ideal conditions for a spacious, modern and creative working environment with a high quality of stay in the middle of an urban and diverse neighbourhood. 

An office location with a signal effect for Munich: From July 2023, OPTINEO will be the new headquarters of KPMG AG Wirtschaftsprüfungsgesellschaft. With a long-term lease, KPMG secured this architectural highlight as its new Munich headquarters long before construction began. Here at OPTINEO, a new era is also dawning for KPMG AG: with New Work concepts and generously designed open spaces, an inspiring environment has been created in Munich's Werksviertel district. A living space that promotes courage, innovation and creativity - full of exciting impulses.

The work on OPTINEO is a great opportunity to create a landmark building in the Factory Quarter that preserves the historical memory of the site, provides excellence in office design and creates a vibrant public space.
