Current situation

Where military use has shaped the site for many years, one of Berlin’s largest new residential quarter is now set to take shape. With the adoption of the zoning plan in the Steglitz-Zehlendorf quarter in 2024, the legal framework for the development of the new Neulichterfelde urban quarter was established.

The Groth Group, as the previous owner of the site, along with project partners degewo and the joint venture between degewo and WÖHR + BAUER, signed all key agreements in March 2026 for the collaborative development of Neulichterfelde.

Concept

Right next to the Lichterfelde Süd S-Bahn station, construction is underway on one of Berlin’s largest new residential quarter, which will combine housing, natural spaces, and social infrastructure. Approximately 2,700 residential units, 3 daycare centers, an elementary school, a sports field, and a sports hall, along with local amenities and spacious green spaces, will form a neighborhood where several thousand people will find a new home.

The project also embodies a central goal of Berlin’s urban development: creating urgently needed housing while simultaneously developing livable, mixed-use neighborhoods. In Neulichterfelde, therefore, not only is a new quarter emerging—it also demonstrates that Berlin can collaboratively implement large-scale urban development projects. Municipal and private companies are collaborating on this scale as partners, combining their respective strengths: long-term land development, social responsibility for affordable housing, and professional implementation. It is precisely this collaboration that makes the project an example of how urban development can succeed in a growing metropolis.

The 3 June marks the kick off for the development of a modern, socially balanced urban quarter in southwest Berlin with a high quality of life. It is of city wide significance, as a new home for more than 5,000 Berliners will be built in a natural setting, including many apartments at affordable rents. This is roughly the size of the Hansaviertel in Mitte. Such projects are crucial for creating the urgently needed housing in our growing city.

Details

In Lichterfelde Süd, approximately 2,700 residential units are being built on a total of about 36 hectares of development land, including:

  • Over 1,000 residential units in degewo’s housing portfolio, with more than 50% being subsidized housing,
  • Around 850 residential units in the joint venture between degewo and WÖHR + BAUER,
  • Approximately 430 residential units developed by WÖHR + BAUER in its role as a commissioned development partner (service development),
  • Around 420 townhouses developed by the Groth Group.

Approximately 61 hectares, including the “Lichterfelde Weidelandschaft”, will be preserved as a significant natural habitat.
