Together with the previous owner, Renault Retail Group Germany, WÖHR + BAUER is unlocking the potential of one of the most prominent commercial sites in northern Munich: the area at Frankfurter Ring 71. The existing car dealership and its infrastructure are clearly showing their age and no longer meet today's building standards or the requirements for modern, sustainable commercial use.

In October 2021, WÖHR + BAUER acquired the one-hectare site with the aim of rethinking the location through ecologically and economically sustainable redensification. An important part of the development is a modern Renault car dealership, which will be harmoniously integrated into the new architecture and sustainably expand the identity of the location with new, mixed-use qualities. This makes the location attractive for the establishment of new industries.

With the Frankfurter Ring 71 project, WÖHR + BAUER is creating a modern office and commercial district – a flagship project in the centre of the newly emerging ‘green commercial belt’. On the site of Munich's largest Renault dealership, a high-quality, sustainable ensemble of showrooms, makerspaces and flexibly designed office space is being created – visionary in concept, circular in construction and efficient in operation.
The central basis is the structural redensification and conversion of the existing property, which covers more than one hectare. A particular challenge is the continuous maintenance of the Renault car dealership's ongoing operations. The first construction phase in the south of the site is scheduled for completion by the end of 2027. Renault will then move into an innovative car dealership on the ground floor as a long-term anchor tenant. The second construction phase will then begin in the northern part of the site.
