Initial situation

In the centre of Munich's old town, between Maximilianstrasse and the Hofbräuhaus, a dilapidated car park dominates the cityscape. A decision by the city council in 2003 laid the foundations for relocating the car park outside the old town. 

The City of Munich launched the most complex investor competition in the city's history to redevelop the site and relocate the existing car parks under the Altstadtring.

The concept

WÖHR + BAUER's concept enables an attractive development of the area in the heart of the historic city centre through the construction of two mixed-use townhouses, which will also significantly improve the quality of the squares, paths and streets in the surrounding area. This, together with the innovative concept for a mobility hotspot on Thomas-Wimmer-Ring, ensured that WÖHR + BAUER emerged as the winner of the international investor competition in 2013.

In order to act as a unifying urban building block, WÖHR + BAUER worked together with architect Prof. Andreas Hild on the arrangement of the buildings and with landscape architect Prof. Regine Keller on the design of the open spaces in order to realise the possibilities of urban renewal.

The project is an important building block in the high-quality development of the city centre ensemble between Maximilianstrasse and the valley. It will relieve the area of car traffic and create a vibrant neighbourhood that combines tradition with modernity. The area will offer locals and visitors from all over the world a high quality of stay through a variety of uses, including a new route that reconnects the valley with Maximilianstrasse along the historic streets.

Outcome

Two townhouses will create a high-quality mix of residential, restaurant, retail and office space. At the start of construction in 2023, the quarter was given its future name: Falckenberg Ensemble, a direct reference to the street named after the former director of the Kammerspiele theatre, who in the Middle Ages created a link between the valley and Maximilianstrasse. After the demolition of the car park, it was possible to re-establish this spatial relationship by extending Falckenbergstrasse as a passageway between the two buildings. This connection is also reflected visually: The new logo of the ensemble is derived from the shape and routing of the neighbourhood.
